• Ensure sales periods and budgets are delivered and management information reports provided

• Work closely with the Head of Sales to monitor and allocate new sales schemes and regularly review the development pipe-line.
• Together with the Head of Sales and Head of Marketing develop promotional campaigns and external open days and exhibitions and sign off published collateral when required (in and out of working hours)
• Ensure that all sales related reports are produced accurately and on time for distribution to Senior Managers, Stakeholders and Group Meetings.

• Staff Supervision

• Day to day supervision of sales teams including allocation of work.
• Setting and reviewing objectives and targets, ensuring the highest levels of customer service is provided.
• Monitoring performance of staff, taking appropriate action for non-performance.
• Monitoring conduct and attendance.
• Carrying out regular individual and team appraisals and support or identify staff development requirements as appropriate.

•·       Ensure that all legal and financial procedures and processes are completed in accordance with requirements

• Oversee the instructions for scheme set-up to lawyers and ensure that all legal packs are prepared and distributed to purchasers' solicitors on time.
• Develop new initiatives and set up internal procedures and improved systems to ensure legal and regulatory compliance.

• Check all customer information and legal documentation is accurate and in consultation with solicitors agree the sales package and lease.
• Monitor the team's progress in selling homes and take corrective action as appropriate.
• Ensure time scales are met.
• Ensure the sales comply with internal policies, Housing Corporation and local authority requirements.

• Solicitors- to ensure the conveyance process is progressed and completed
• Potential home buyers- to make them aware of property options and secure a sale
• Internal staff to check out potential completion date, thereafter to ensure snagging problems are resolved through contractors and other suppliers and service providers

• Take such action that is proper and in accordance with the miss- selling regulations to achieve a sale
• To take such action as may be required to resolve a staff issue
• To take action as required to resolve any potential delay in the purchase process

Context / Other Factors

Role related knowledge, skills and experience at entry (Progression in Role - Entry Level)

• Experience in a selling environment where effective communication is key
• Experience of providing a customer focused service in a housing context
• Knowledge of housing conveyance / legal procedures
• Understanding of the development process for domestic housing schemes
• Educated to degree-level/equivalent experience
• IT literate with knowledge of word processing and data bases
• Experience in a supervisory management role whether permanent or on an occasional basis
